Service charges are costs that come on top of the bare rent (also called net rent) of a room or studio. Below is an explanation of all service charge components.
Advance payment and annual settlement
For all components, you pay an advance amount via the monthly rent. At the end of each year, we will send you a statement of these service costs. We compare the consumption per component with the advance payments you made each month. You may receive an amount back or have to pay an additional amount.
Heating costs
It is the cost of gas consumption in the property where you live, i.e. heating costs, sometimes water and gas consumption for cooking. The cost is calculated based on the readings from the heat meters hanging on the radiators. In the absence of a heat meter, costs are estimated.
Communal electricity
This is the electricity consumption in the common areas, i.e. the part of the building outside your room or studio. This includes consumption from the lights and the lift, for example.
Individual electricity
This is about the power consumption in your room or studio. Note! If this component is not listed in the rental summary, it means that you yourself (or together your flatmate) take out an electricity supply contract with an energy supplier.
Energy tax
The government collects energy tax for natural gas and electricity.
Water
This concerns water consumption. We divide the cost of the building equally between you and your fellow residents.
Cleaning
These costs are for the cleaning work carried out by the cleaning company in the general areas of the building. The cleaning company works according to an established cleaning programme. This hangs in the common room and can also be found in the Lefier app.
Window cleaning
This is the cost of exterior window washing and is usually part of a cleaning programme. Every resident pays a proportional part, including those living on the ground floor. The cleaning programme hangs in the common room and can also be found in the Lefier app.
Greenery
When there is an enclosed garden or other greenery at the property, we have it maintained by a landscaping company. Lefier has made agreements with the company about what they maintain and how often this is done. We divide these costs proportionally between you and your flatmates.
Household waste
Through this component, you pay for the waste collection levy, which Lefier in turn remits to the municipality. These are the costs charged for collection of household waste by the municipality.
Treatment tax
This is tax collected for the cost of sewage treatment. Tenants of self-contained rooms receive their own assessment from the municipality or the Water Board.
Signal delivery
This involves costs for internet and/or television.
Furnished/carpeted
All rooms in the Dragant and Acero are rented unfurnished, i.e. equipped with flooring and curtains. Some rooms are rented out furnished. These come with furniture, such as a desk, bed and lamp.
Washing machine
This is for the use of the shared washing machine(s) and possibly tumble dryer(s) in the building.
Recreation room
You pay for the presence of a communal living room within the building. This living room can be reserved through the residents' association. All residents are allowed to use it. You may have to pay a deposit.
Maintenance subscription
You pay for Lefier's small maintenance fund. With this, Lefier takes care of small maintenance issues. In the list of repairs you can read which issues it concerns.
Caretaker
These are the costs for the complex manager who is present in the building for a number of hours a week and does rounds. This complex manager oversees clean, tidy and safe and addresses residents when necessary. He is also a point of contact for residents and often has a consultation hour at a fixed time during the week.
Glass fund and unblocking fund
With a fund, Lefier does not settle the actual costs with you as a tenant, but you as a tenant pay a small contribution that Lefier puts into a fund. The glass fund is for paying for damaged and broken windows. The unclogging fund is for the costs incurred to unclog blocked drains, such as a sink, a shower drain, but also a washing machine drain.
